Yakuza 0: Real Estate Royale
All right, next is Real Estate Royale. This is Kiryu's business, and there's a lot more tied to it than just buying buildings. If you want his fighting styles opened up, the extra style at the end, and a steady way to fund everything else, this is one of the big things you want to work through.
I'm keeping this focused on the original Yakuza 0. There are spoilers for the business storyline below, including its final reward.
Get the business moving
The business opens during Chapter 5. Finish Yamanoi's introduction, then use the model inside the Sugita Building on Suppon Street. You'll handle the districts from there.
Start collections, leave to work on something else, come back for the payout, and put part of that money back into properties. You buy additional buildings by finding their entrances outside and using the Look prompt. Upgrading what you already own increases the income as well as your share of the district. Check Business in the pause menu to see how collections are progressing.
Collections use unpaused game time. Leaving the pause menu open while you read a guide will not move that timer along. Once a collection is ready, you still need to return and claim it, then start another. Don't leave finished collections sitting there while you're doing a whole other set of activities. Collection mechanics: https://gamefaqs.gamespot.com/ps4/816306-yakuza-0/faqs/74451/basics-of-real-estate
Here's how I'd organize it: start a round, go recruit someone or finish part of a friendship, collect, invest, then repeat. That way the waiting is happening while you're clearing other things you already wanted to do.
Get the collection upgrades early
At the shrine, Kiryu's Business rewards include Quick Collection levels 1 through 4. The individual costs are 3, 6, 10, and 20 CP, with Office Feng Shui purchases between them in the reward track. Those office purchases cost 3, 6, and 10 CP, so allow 58 CP for the entire Business sequence through Quick Collection 4.
These are worth thinking about early because you'll be collecting over and over. Also, Limit Breaker is a separate Battle reward. It expands the Legend-style upgrade potential; it does not replace finishing this business to unlock the style itself. Your staff and what actually matters
Managers handle economic influence and Money Battles. Security reduces collection trouble. Advisors are the people you pay when you improve an individual building.
Don't just assign your best manager and forget about them. Their economic influence changes across consecutive collections, and a run of good numbers eventually becomes a negative one. Look at the next number before starting another collection and rotate people when it makes sense. A manager's Financial Savvy also matters when a rival tries to take a property.
Property ranks run from D up to S. An advisor's stars and their aptitude for that business type both matter. The category symbols run from X, to triangle, to circle, to double circle. Each property gets one investment before you need to start another collection cycle to invest again; you can improve several different buildings during the same cycle. Staff mechanics: https://gamefaqs.gamespot.com/ps4/816306-yakuza-0/faqs/74451/your-staff
Don't bankrupt yourself paying for the most expensive advisor on an early building. Keeping the rest of the district developing is usually more useful than spending everything on one improvement.
For later investments, player testing supports Miracle for restaurants, shopping, and entertainment; Pleasure King for the heart-category businesses; and Marusa Marui for commercial properties. That's more useful than assuming the five-star person wins every category. Mama-san is also a much cheaper restaurant option while you're building up the business. Miracle on Tenkaichi Street is particularly useful because it brings you both Papillon Kato and Spining. If you did it before starting the business, go back and check for them instead of assuming you have to redo anything. All five property areas
Prices below are in millions of yen. A starting property is already part of the district when it becomes available. Friendship properties need the associated friendship completed rather than a purchase at the entrance.

For anyone who wants to see the actual entrances rather than hunt through the streets, this property-location video: https://youtube.com/watch?v=V_JbWsCL0-k separates Kiryu's areas at 0:00, 3:08, 6:32, 9:41, and 12:54, in the same order as the sections above.
Protect the business while you're building it
Keep a manager assigned to a contested district. If a Money Battle starts when you're collecting, use the displayed button to put cash behind the manager and keep their health from emptying. Each contribution costs ¥100,000. Losing can cost you a property, and having no manager means losing automatically. Rotate an exhausted manager so they can recover.
Collection problems are different. They stop that district's collection timer. Look for the red trouble marker, go there as Kiryu, and beat the attackers to get things moving again. Good security lowers the chance of that happening. Once you've defeated the district's king, these hostile business problems stop in that area. Put your strongest protection where you're still fighting for control. The Billionaires, in order
You begin with Leisure. Defeating him opens Electronics, Pleasure, and Gambling. Media opens after those three are finished. You don't have to do the middle three in one exact order; Electronics, Pleasure, then Gambling is a sensible way to move through the increasing property costs.
The important checkpoints are 30%, 60%, and 90% share. Keep returning to the office for the next event rather than trying to solve a story gate by buying more buildings. The 60% challenges can add or remove 10% share. Losing one means more investment afterward, not a ruined save or a permanently failed business. Business progression: https://yakuza.fandom.com/wiki/Real_Estate_Royale
- Leisure: at 60%, beat 80 on Judgment at karaoke. At 90%, fight behind Serena. Reward: Leisure King, Takeshita, and the locked upper Brawler upgrades.
- Electronics: at 60%, clear the confrontation and beat five million in Out Run. At 90%, fight at the Nakamichi arcade. Reward: Electronics King, Namiya Meiden, and part of the upper Rush upgrades.
- Pleasure: at 60%, get a telephone-club date within three minutes. At 90%, fight at Heaven Gate. Reward: Pleasure King, Jaguar, and part of the upper Beast upgrades.
- Gambling: the challenge requires the Japanese Catfight Club, opened in Chapter 6. At 60%, win the JCC match. At 90%, fight near Mach Bowl. Reward: Gambling King and the remaining Rush restrictions removed.
- Media: at 60%, dance at Maharaja. At 90%, fight at Shichifuku Parking Lot. There's more business story afterward, so don't stop here.
Five Billionaires checkpoints: https://gamefaqs.gamespot.com/ps4/816306-yakuza-0/faqs/74451/the-five-billionaires
Save before the challenges. If you lose Out Run or the dance battle and don't feel like reloading, go back to developing properties. For the fights, restock healing beforehand and deal with the additional enemies before letting the boss trap you in the middle of the group. You have a whole combat system available; you don't need to make these fights harder by going in half-prepared.
Finish the actual storyline
After Media, follow the Finance King events. Return to the office, then meet Pleasure King at the southern entrance to Tenkaichi Street to reach the final confrontation. Prepare for guards and the Finance King, not just a conversation.
Media King also joins as an advisor, and the remaining Beast upgrade restrictions lift during the concluding business events. Finishing the Finance King sequence unlocks Kiryu's Dragon of Dojima style. You can then keep collecting and improving the business. Completing the storyline and finishing every business item on the Completion List are separate goals. Final business sequence: https://trueachievements.com/game/Yakuza-0/walkthrough/11
Business trophies and achievements
- President Kiryu: start Real Estate Royale.
- The Promised Land: reach 100% share in an area.
- The Glamorous Life: buy Disco City Boy.
- We Built This City: finish the entire Real Estate Royale storyline.
- Generosity of Strangers: after conquering an area, find one of the businessmen who bows to Kiryu. Stand near him and wait for Kiryu's idle cigarette animation so he lights it for you. The southern Tenkaichi gate is a useful place to look.
That last one is easy to overlook because it happens out on the street rather than at the business table. Achievement requirements: https://gamefaqs.gamespot.com/ps4/816306-yakuza-0/faqs/74451/trophies-achievements
Final cleanup
For platinum/all achievements, finishing the business story alone is not enough. Perfectionist needs the entire Completion List, and the Real Estate portion explicitly requires all 50 properties at S rank and 100% ownership in all five areas.
Use this final checklist:
- Finish every district's confrontation and the Finance King conclusion.
- Buy all 40 purchasable properties: 7 Leisure, 8 Electronics, 9 Pleasure, 8 Gambling, and 8 Media. Starting and friendship properties are separate from those purchase counts.
- Acquire the friendship properties too, bringing the total portfolio to 50.
- Raise all 50 properties to S rank.
- Reach 100% share in every one of the five areas.
- Recruit all eight additional managers, eight additional advisors, and eight additional security staff. The two starters in each category do not count toward these recruitment targets.
- Collect at least ¥1 billion in total business proceeds.
Business Completion List requirements: https://gamefaqs.gamespot.com/ps4/816306-yakuza-0/faqs/74451/completion-metrics, recruitment-count clarification: https://steamsolo.com/guide/yakuza-0/
That's the approach I'd use for this one. Keep the collections running while you handle other side content, put the money back into the business while you're expanding, and don't confuse finishing a king's story with finishing everything in that district.
