Ancient Map II is the one where the drawing can send you looking much too close to Rattay. The actual location is well out in the southwestern woods, south of Sasau and far west of Rattay. Think of the bigger stretch of countryside, rather than treating every landmark on the sketch as something right beside the mill. You're looking for a large rock and a small cave or collapsed-mine entrance beneath it. Search inside for the loot bag. The main treasure doesn't require picking a lock, and the Warhorse pieces are the gauntlets and gambeson chausses. Ancient Map IV is back in the woods west of Rattay. From Rattay Mill, cross the bridges to the north and work west toward the ruined stone structure. Look for the remaining walls, climb over the broken stonework, and check inside for the chest. That chest has an Easy lock. Bring spare picks anyway, especially if you're still getting used to the controls. Its Warhorse pieces are the helmet and shoes. These are two separate stops, so don't mistake the cave for the ruins just because both maps send you west.
